The rising cost of housing threatens to push out the very people who make our community work: teachers, healthcare workers, restaurant staff, tradespeople, and other essential workers. Without attainable housing, we risk losing the heart of our community.

The Housing Trust of Benzie (HTB) creates permanently attainable homes by separating the cost of the house from the cost of the land. This innovative model keeps home prices affordable for generations, so that Benzie County remains a place where everyone can live, work, and thrive.

Benzie County is at a crossroads.

The median income of Benzie working families is  $72,603. 
While the median Frankfort home price is  $512,659. 

The need is  now. 

According to Housing North, an additional 1,508 residences must be made available by 2027 to meet demand, and only about 100 open up each year, many out of reach for most homebuyers. Without intervention, housing insecurity will force workers and families out, threatening our local economy and sense of community.

By securing land and building homes at below-market prices, we create a sustainable path to homeownership for those priced out of the traditional housing market.

How we help:

  • ​We steward our lots and parcels in trust so homes can remain affordable for the long-term, not just the first buyer.

​

  • Homebuyers purchase the home and lease the land through a long-term, renewable 89-year lease, helping keep upfront and monthly costs lower.

 

  • When homeowners choose to sell, they agree to a resale price formula so the home stays affordable for the next local family.

 

  • This approach helps families to build equity and stability while also strengthening the community and preserving long-term access to homeownership.

Amy King Schindler

Amy is passionate about the vitality and long-term sustainability of Benzie County, with a strong focus on education and community impact. After a corporate career in market research, futuring, management consulting, and innovation, she transitioned to the nonprofit sector in 2007, where she has focused on fundraising, communications, and board leadership. Amy has served as President of the Grand Traverse Regional Community Foundation, Frankfort-Elberta Area Schools Board of Education, and the Frankfort-Elberta Education Foundation, as well as serving on several other local nonprofit boards. She enjoys all the fun activities northern Michigan living offers.
